Roanoke Move-Out Cleaning Checklist
What landlords and property managers actually check at a move-out inspection, room by room — plus the five things people miss most, and how to decide whether to do it yourself or book it out.
Before you start
Three things make the difference between a move-out clean that works and one that does not:
- Empty the property completely first — including closets, the garage, and anything left “for the next tenant”. You cannot clean inside a cabinet that still has things in it.
- Keep the utilities on. No water and no power means no clean. This catches people out constantly when the disconnect date is set for moving day.
- Find your move-in inspection report. Whatever was flagged when you arrived is what will be checked when you leave.
Kitchen
- Inside every cabinet and drawer, including the backs and undersides of shelves
- Cabinet fronts and handles, degreased — the area above the stove holds more film than people expect
- Inside the oven, including the door glass and the racks
- Inside the refrigerator and freezer; leave the doors ajar if the power is going off
- Behind and beside the refrigerator and stove, where they can be moved safely
- Range hood, filter, and the underside of the microwave
- Sink, drain, and the faucet base where limescale collects
- Backsplash and counters
- Floor last, including the edges and under where appliances sit
Bathrooms
- Inside the vanity cabinet and drawers
- Tub and shower, including grout, the soap dish, and the door track
- Toilet inside, outside, the base, and behind — the floor behind the toilet is a standard inspection point
- Mirror, light fixture, and the exhaust fan cover
- Towel bars and toilet-roll holders
- Floor, including the edges and around the toilet base
Bedrooms, living areas, and throughout
- Inside every closet, including shelving and rails
- Baseboards, door frames, and doors — both sides
- Switch plates and outlet covers
- Interior windows, sills, and tracks (the tracks are where debris hides)
- Reachable light fixtures and ceiling fan blades
- Vents and air returns
- Cobwebs in ceiling corners
- Floors vacuumed and mopped last, after everything above
The five things people miss most
- Inside the oven door glass. The panel gets cleaned; the glass between panels does not.
- Window tracks. Wiped along the sill, never actually cleaned out.
- The top edge of doors and door frames. Nobody looks up. Inspectors do.
- Behind the toilet and along the baseboard behind it. Awkward to reach and routinely flagged.
- The garage and any exterior storage. Frequently forgotten entirely, and frequently part of the lease.
Do it yourself, or book it?
Doing it yourself is realistic if the property is small, was well maintained, and you have a full day free at the end of a move. Be honest about that last one — the end of a move is exactly when people have the least time and energy left.
Booking it out makes more sense when the deposit at stake exceeds the cost of the clean, when the property has been lived in for several years, or when you are handing over on a fixed date with no room to fix problems afterwards. Get quotes early: in the Roanoke area, moving season and the university calendar make late spring and August the hardest weeks to book.
